When a Bridge Loan for Investment Property Makes Sense

A bridge loan is short-term capital that carries a property from where it is today to its next stage: renovated, stabilized, built or sold. It is the right tool when the opportunity is time-sensitive or the property does not yet qualify for long-term financing.

On our multifamily bridge program, current cash flow and DSCR are not considered, which means a half-vacant building or a project mid-construction can still be financed on its business plan.

Fast acquisitions

Compete with cash buyers on auctions, estate sales and off-market deals.

Multifamily repositioning

Fund acquisition and rehab on apartment buildings before rents are stabilized.

New construction

Acquisition, horizontal and vertical costs on ground-up projects.

Retiring maturing debt

Replace a note that is coming due while you finish the business plan.

Bridge Capital for Ground-Up Construction

For shovel-ready residential projects we finance up to 90% loan-to-cost, covering up to 50% of the acquisition of entitled land, up to 75% of horizontal development and up to 100% of vertical construction. Draws can be funded in as little as 3 business days.

We also offer reimbursement of cost basis on free-and-clear land, returning capital you have already put into the site. Financing is available for single-family homes, multifamily buildings, scattered-site developments and subdivisions.
