Multifamily Bridge Loans for Investors

Buy an underperforming 5–10 unit building, renovate it and bring rents to market. Our multifamily bridge loans look at your business plan, so current vacancy doesn't stop the deal.

Why Value-Add Multifamily Needs Bridge Financing

Long-term lenders underwrite the rents a building collects today. That is a problem when your whole plan is to change those rents. A half-empty building with dated units often can't qualify for a permanent loan until after the work you need the money to do.

A multifamily bridge loan solves that sequence. Current cash flow and DSCR are not considered on this program, so the loan can fund the purchase and the renovation while you stabilize the property.

Row of multi-unit residential townhomes

Purchase and rehab

One loan for buying the building and renovating the units.

Refinance for renovation

Already own the property? Refinance it to fund the upgrades.

Vacancy is workable

Current cash flow and DSCR are not part of the decision.

Speed to close

No appraisal required, with closings in as little as 7 days.

Who This Loan Is For

This program is built for experienced investors taking on purchase and rehab projects on 5–10 unit properties, with the goal of maximizing market rents. Bring your renovation scope, your rent assumptions and your exit plan.

Smaller or simpler deal? A fix and flip loan may suit a single-family renovation, and general bridge financing covers other time-sensitive acquisitions. See them side by side on our loan programs page.
